Areas such as Long Beach, Pasadena, Pomona, and Downey are experiencing the most intense competition, with renters now facing an average of 17 other applicants for each available rental unit. This is a marked increase from previous years, and it has further emphasized the tight nature of the housing market in the region. The percentage of renters renewing their leases has climbed from 52.7% last year to 57.8% this year, indicating a significant shift in renter behavior amidst the housing scarcity crisis.

Moreover, the supply of new apartments in eastern Los Angeles County has dwindled, decreasing by less than one-third of a percentage point compared to last year. This reduction in new inventory worsens the already strained housing availability, leading to a situation where available homes are being rented out more quickly than before. The average vacancy period for rental units has shrunk from 45 days in 2024 to 42 days in 2025, highlighting the urgency for those in need of housing.

Eastern Los Angeles County has captured the top spot in RentCafe’s Rental Competitiveness Index (RCI) for California, outperforming other notable markets including Silicon Valley and Orange County. The rental climate in Los Angeles has shifted into a noticeably stricter phase since the beginning of the moving season in 2025, further complicating the circumstances for potential renters.

In contrast, the impact of the wildfires has been felt across western Los Angeles County, which includes neighborhoods such as Santa Monica and Inglewood. However, the severity of the effects is less pronounced compared to the eastern parts of the city. Occupancy rates in western Los Angeles have remained relatively stable, with an unchanged number of prospective renters per unit recorded at nine. A higher rate of apartment construction in this region has provided slight relief to rental pressures, offering more options to potential renters.

When looking at the national landscape, eastern Los Angeles County ranks fourth among the most competitive rental markets in the U.S., following Miami, suburban Chicago, and Broward County in Florida. The strained rental market has been further exacerbated by the anticipated busy rental season, which has put significant pressure on renters, resulting in fewer available options compared to previous years. Such dynamics pose additional challenges for individuals seeking to purchase homes in the region, as the continuing demand for rentals complicates the overall housing crisis.
